Their heated confrontations are among the film’s few palpable moments and ultimately far more interesting than any other way the movie tries to raise the pulse. Unfortunately, though, as the familial gassing isn’t propped up by anything remotely scary or intriguing, even the film’s more tolerable dramatic moments ultimately become patience-testing. At just 94 minutes in length, this is a fundamentally naff supernatural horror that’s also an utter slog to get through.

When asked about open-house horror stories, more than a few have told tales of kids jumping on beds with dirty shoes while parents were in the other room. Request a private tour during a time that works best for you. You may have to prove that you’re a serious buyer in order to land a personal showing, but if possible, it’s a great way to score more time in the home — and more face time with the agent selling it. “I actually enjoyed house-hunting digitally during the pandemic. I hated open houses, anyway,” said successful home shopper Kaitlynne Sanfilippo, who felt pressured by sellers’ agents when she toured homes in person.

The concept of using an “open house” dates back to the 1910s. Open houses are an opportunity to market a home for sale to many interested buyers at once. Rather than having each person go through one at a time during private showings, open houses help streamline the process for both the seller and any potential buyers. The confusion of the night blends into morning as Logan awakes to find a strange man reaching towards him, a realtor annoyed that Logan and his mother had slept in. During their stay, Naomi and Logan must leave on Sundays during the home’s Open House – a time when the house is open to anyone without an appointment or sign-in. Upon their return, however, items begin to go missing, relocate or turn themselves off.

If your offer is equal to another, they might choose you since you made a connection. In terms of what qualifies for horror here, there are numerous “suspense” sequences peppered throughout the film, but most of these protracted set-pieces mistake airless quiet for actual tension. It’s a project clearly constrained by a small budget, but does little creative with its not-terrible resources; two impressive actors, a big house, and a creepy mountainous locale. Netflix's The Open House is an unimaginative, if inoffensive, horror movie with an astonishingly bad ending. With The Open House, you are transported from one odd situation to another with the main conceit of the film being the idea that open houses are weird. Think about it; you open your doors for pretty much anyone to come in and wander through the place that you’re living in.

Just try not to give away any information that might be compromising in the negotiation process. In dozens of interviews with Southern California home buyers, many complained about the rapid nature of open houses. In the current competitive market, sellers might hold only a single open house and expect you to make it — midday, midweek, despite work, family and other responsibilities you have. Juxtaposing familial discord with supernatural malevolence has been a long-time go-to for the horror genre, and to the film’s mild credit, the unease between mother and son is unquestionably its strongest element.

Buying a house? Here’s an open secret: You don’t need to put 20% down

As it is, this movie doesn’t contain moments thrilling enough to merit an entire feature. It could’ve been an excellent short film, instead, it’s painfully tedious. It’s a perfect example of a story which looks good on paper but amounts to nothing when filmed.

Several TV news crews have passed through his riverside community in the last few days, asking him and his neighbors about their way of life. Have a question about open houses or just the home buying and selling process in general? As soon as you step in the front door, your first task should be to find the listing agent.

But the nihilistic carnage in The Open House isn’t shocking or particularly scary. The final coda is both predictable and maybe the best part of the movie. It’s possible the film could have actually been greenlit on the strength of its last image alone, taking a, “we’ll fix the rest of the problems later” attitude.

The family initially said they lost her “to the disease of mental illness.” Then, weeks later, Ashley Judd confirmed during a “Good Morning America” interview that her mother had used a gun to end her life. Keep reading to learn more about how the open house process works. Logan’s father dying at the beginning of the film is a common cliché to render the emotional state of our main characters questionable, and is a driving force to place them in the middle of nowhere. While effective in other films, it was unnecessary, as the financial strain introduced in the beginning of the film would have sufficed to move the story to a rural location. The death of his father plays no other role in the film, leaving its use wasteful.

“We wanted to concentrate on polished nickels and polished chromes to get that silver feel back in,” he says of the fixtures, hardware, and lighting by Kohler and Kallista. Hermogeno and designer Lynette Chin brought in a mix of vintage and new furnishings in the family room, incorporating performance fabrics for durability. “[We made] sure that it was a really usable room, that it didn’t just look nice,” Hermogeno says. The Shops at the Showcase offer an array of merchants, from handmade jewelry to artisanal chocolates, and are also home to the Shops’s Wine & Cheese Bar.

Once you have an answer for all the above, finding open houses to tour is simple. Your agent will have candidates, but if you want to find some yourself, here’s the DIY approach. In January, half of the homes sold in Southern California stayed on the market for 11 or fewer days, compared with 19 days nationally, Realtor surveys show. After the death of his father (Abrams), destitute teenager Logan Wallace (Minette) and his mother Naomi (Dalton) move into her sister's secluded mountain mansion until it sells. They encounter a friendly store clerk (Atkins) and their erratic elderly neighbor (Bethune).

Character Design Quarterly issue 26 3dtotal shop

character design quarterly

A client will typically provide audience information in the brief, but you’ll want to do research beyond demographics such as age, gender, location, etc. Look up other artists who design for that target audience, and the types of styles that appeal to them. But while the client (or writer) may have already created a story for the character, that does not let the artist off the hook. Briefs are by their nature, well, brief, and it’s not uncommon for a client to have trouble expressing themselves in artistic terms.

Character Design Quarterly issue 13

Fortunately, character design is a fairly old practice, and there are common tips and workflows that can guide aspiring designers from concept to finished artwork. With that said, every artist is going to have a different approach that works for them. With both of these factors in mind, we’ve put together this ultimate guide to character design to provide a step-by-step process and specific character design tips and advice from professional designers who are experts on our platform. It is important to understand that using reference images for inspiration is not cheating (provided, of course, you are not creating exact copies). Whether you like it or not, your art is subconsciously influenced by what you’ve seen, including other artists that have inspired you, and collating references is how you consciously control that influence.

CHARACTER DESIGN QUARTERLY - ISSUE 10

This is useful information for any artist whether you want to work freelance or in-studio. Each section typically focuses on one artist with practical advice you can apply to your work. The first issue has around 100 pages packed with beautiful drawings and paintings.

Iaac Bits 10 - Learning Cities: Collective Intelligence in Urban Design

Freelance author and illustrator Andrew Kolb also takes the time to share his creative story and charming illustrations, and Seed Animation studio offer invaluable industry insights. Between the covers are a dazzling array of lessons, interviews, and art from some of the finest character artists all across the globe. One option instead is to suggest a distant, out-of-focus background with roughly painted shapes behind the character. But most artists opt for a fairly simple background, often in a neutral greyish tone with a subtle color gradient or texture. Adding a floor shadow as well is a simple way to ground your character in space and reinforce the lighting. Your main concern at this stage should be the pose, so take the time to sketch a few options that show off the character’s personality.

How to design characters, how to create emotions, personalities, outfits, and how to truly become a designer. It seems like you can’t turn any page without finding a whole slew of sketches and digital paintings to admire. Character Design Quarterly deserves praise for venturing into this realm as a periodical on digital art and visual development.

Tat*: Inspirational Graphic Ephemera

Character Design Quarterly issue 02 is bursting full of inspiration for artists, animators, illustrators and character art enthusiasts. These variations can be much simpler than the main action pose since that design should be the focus. Some artists like to show a few of the sketches and thumbnails so that the client can appreciate the development of the concept. Doing so not only gives the client options, it creates the sense that this character is alive rather than a doll pinned down to a static pose. But also tips for illustration and visual development along with specific techniques in drawing clear emotions, facial expressions, thumbnails, and tips for finding a good color palette. Featuring a wide range of tutorials and step-by-step guides, CDQ 18 is packed with inspirational ideas and advice.

CDQ primarily targets intermediate-to-advanced artists who want to improve their artistic design skills. The interviews are super fun to read and they’re full of valuable tips for artists.

Character Design Quarterly - issue 02

Doing so will allow you to clear your mind and come back to your thumbnails with a fresh perspective. When you are ready to get back to work, find the thumbnail that evokes your concept most effectively. You are then going to create a larger, more detailed sketch that will serve as the basis for your final artwork. Another of our Top Level character artists, BayuRIP, uses this phase to push the concept to new heights, “Combine some elements into the character, make it weird and unique. Try to explore shape and angle to make it different and add your personal style to the design”. Through an in-depth tutorial and wide-ranging interview, we learn about how the cover came together, and important lessons from Jackie’s career to date.

Learn new ways to develop your own ideas, and discover from the artists what it is like to work for prolific animation studios such as Disney, Warner Bros., and DreamWorks. This issue’s cover artist is Mila Useche shows us how she created this issue's colourful cover, and shares the creative process behind creating the cover. We also speak to returning artist to CDQ Sara Paz about her artistic journey and her unique musical approach to art. The cover for issue 27 has been created by industry veteran Dave Guertin, who helped to define the characters for Playstation's Ratchet and Clank video game, and co-founded CreatureBox. We interview him about his incredible career and he provides a tutorial that aspiring and established artists will love. We also have a tutorial from Thomas Campi, an award-winning comic artist and illustrator based in Sydney, and we interview prolific artist and children's book illustrator Lydia Nichols.

If you are designing a character for an animator, you will also need to create a handful of orthographic T-pose sketches. These display a front, back, and side view of the character standing with their legs together and arms outstretched, and they give the animator a neutral view of the design on which to animate. T-poses can also be useful for figuring out clothing detail that may get lost in a more expressive pose. The tools you use largely come down to your intended style, personal preference and the client’s file type requirements. Some art styles, such as watercolor, can be mimicked on the computer but usually come out best in their original medium.

Otherwise, most cartoonish styles tend to keep the hard edges for their colors and shading. To get an idea of how all this is done, search for and study process videos from other character artists on YouTube. In a lot of ways, you have already successfully designed a character by this point.

In August, he added a $68 million mansion on Miami's "billionaire bunker" island, Indian Creek Village, to his portfolio. The Obamas purchased an $8.1 million property nearby in 2017, which marked the second-most expensive transaction in the neighborhood — after Bezos' — The Washington Post reported. The three units in The Century building on Manhattan's the Upper West Side were purchased in 1999 from the former Sony Music head Tommy Mottola, The Observer reported at the time.

The spread included a three-story penthouse and two units directly below it. The U-shaped ranch house seen above is a remnant from the seller, who told The Wall Street Journal that he put "millions" into renovating it. He added that he wanted to be closer to his parents and space company Blue Origin's operations in Cape Canaveral, Florida.

The compound is home to multiple dwellings, including two guesthouses and a 13,600-square-foot mansion.

From two neighboring Beverly Hills mansions to multiple estates in exclusive Seattle suburbs, here are Bezos' residential properties in the US. Bezos' Seattle-area real estate empire is worth as much as $190 million, based on Zillow estimates. Finally, Bezos plunked down $28 million in renovations on the combined estate in 2010, according to Realtor.com, for a total of $88 million spent on the estate — $118 million, adjusting for inflation. With 300 feet of coastline views, the manse boasts a rooftop deck with a fireplace and a glass bridge that connects to the guest house. Bezos also bought the 4,800-square-foot home across the street for $5 million in January 2020 through the Capital Revocable Trust, which represents Bezos, the Washingtonian reported.

Given his rapid ascent and upward career trajectory, it is anticipated that Jeff will soon surpass Bill Gates as the world's first trillionaire. It won't be inaccurate to say that his unwavering commitment and tenacity have shaped who he is today. Page Six exclusively reported Monday that the couple got engaged on the billionaire’s $500 million yacht while in the South of France for the 2023 Cannes Film Festival. Bezos reportedly has plans to bulldoze the $68 million pad and build a palatial megamansion.

Lauren Sánchez appears to diss Keith McNally after he called her ‘absolutely revolting’

The contemporary-style, single-story home was built in 1956 and covers 4,500 square feet with four bedrooms and six bathrooms, according to Mansion Global, which noted that Google Maps shows a large pool in the backyard. Two months later, Bezos dropped an additional $79 million for the contemporary Mediterranean-style property next door. The dwelling measures a whopping 19,000 square feet, with seven bedrooms and 14 bathrooms—though, according to reports, Bezos may be planning to raze the current structure and build his own custom home in its place. The luxe residence currently boasts marble floors, vaulted ceilings, and a grand winding staircase rising up from the front foyer. Images of the home, built in 2000, also reveal a wood-burning fireplace with a marble mantle and coffered ceilings in the grand living room and a Tuscan-style kitchen. In December 2023, Bezos’s partner Lauren Sánchez gave Vogue a helicopter tour of the property, which the publication clocked at over 400,000 acres (it’s unclear when Bezos purchased more acreage).

You might also know that Bezos recently went through a very high-profile divorce, in which he reportedly left his wife after beginning an affair with a former news reporter. That might seem scandalous enough, but things became even more tabloid-worthy when someone leaked some very intimate texts from Bezos to his alleged mistress. The Daily Mail reported Thursday that Bezos — who failed to complete a planning application for a new “game court fence” — had planned to extend his massive manor with a new pool house, powder room and retaining walls.

The feature mentioned a so-called 10,000 Year Clock, a subterranean structure built 500 feet underground. On the two-acre estate, there are four outdoor gardens, a greenhouse, a sunken and lit tennis court, a swimming pool, an outdoor dining area, a separate guest apartment, a six-car garage, patios and a motor court. After a $28 million renovation project that involved demolishing one of the homes and building a singular, massive property that spans 5.3 acres and features a 25,000-square-foot Tudor-style mansion with six bedrooms and nine bathrooms. Bezos has not one, but two lavish Beverly Hills homes, including a Spanish-style palace. It has all the amenities of a castle and more, including seven bedrooms, seven bathrooms, a tennis court, a six-car garage, four fountains, a swimming pool, and a verdant garden. Outside, the home boasts, terraces, gardens, a nursery and three hot houses.

Southwest Airlines to end service at 4 airports -- including one in New York -- and reduce staff by up to 2K

Ranches in the area go for about $1,400 an acre, Realtor.com shows, and Stasny told the WSJ that Bezos paid a premium. Bezos, who attended elementary school in Houston, said he wants his family to have the chance to live on a ranch after he got to stay on his grandfather’s 25,000-acre ranch in Cotulla, Texas, as a kid, according to the report. The owner’s suite has vaulted and beamed ceilings, dual bathrooms, a refreshment area, a fireplace and a wrap-around terrace.

It has deer-antler chandeliers, oak furniture, historical photos and paintings of the ranch, a barn and a guesthouse, according to a report by the Wall Street Journal. Jeff Bezos went on a bit of a real estate shopping spree recently, purchasing the famed Jack Warner Estate from media mogul David Geffen for a record-setting $165 million. The largest property of the 2019 spending spree was a $37.5 million waterfront estate in Hunts Point, an exclusive neighborhood with fewer than 400 residents.

Jeff Bezos keeps making waves, and not just for being the world’s third-richest man with a staggering net worth of $167 billion. According to the census, the population of the island is just 81, including fellow Billionaire Bunker homeowners Tom Brady, Ivanka Trump, Jared Kuschner and billionaire car dealer and former owner of the Philadelphia Eagles Norman Braman. There are also Brazilian teak docks where 100-plus-foot luxury vessels are moored — perfect for his $500 million superyacht Koru, which features a helicopter landing pad, swimming pool, and a mermaid resembling Sanchez adorning the prow. There’s also indoor and outdoor pools, a large guest house and waterfront access to Lake Washington. He was criticized for the publicity stunt, not only because he was taking a multi-million dollar flight from a station in a small town, but also because the internet agreed that he looked kind of like Dr. Evil while doing it.

It was demolished in the 1980s after falling into disrepair, and in its place rose a mammoth residence known as La Belle Vie. The Benedict Canyon mansion of Universal Pictures founder Carl Laemmle met a similar fate. His 2019 apartment spree included the purchase of a three-story, five-bedroom, five-and-a-half-bathroom penthouse and the two-unit floor beneath it, which he planned to combine into a single mega-condo totaling 17,000 square feet, according to Realtor.com. Bezos further invested in his Manhattan megamansion in early spring, picking up a $23 million unit in the same historic building where he had already spent $96 million on four separate homes. This brought the square footage of his holdings there to more than 20,000 square feet.

The enormous ballroom will also be located in the Wood house, and at 1,500 square feet, with its own bar and balconied promenade, it will undoubtedly host many extravagant parties for years to come. In Florida, his holdings now include some $147 million worth of homes on exclusive Indian Creek Island. There’s a three-story main house, a gym, a guest house, a pergola and a security guard house. They include basketball and tennis courts, as well as swimming pools with tropical themes. Bezos purchased the house from lawyer Ronald Stasny for an unknown amount in 2004.

The Warner Estate, the Journal reported, features expansive terraces, sprawling gardens, several guest houses, a tennis court and a nine-hole golf course. In addition to the $165 million he paid Geffen for the Warner Estate, his venture capital firm Bezos Expeditions paid $90 million to buy a tract of undeveloped Los Angeles land from the estate of the late Microsoft co-founder Paul Allen, the source told Reuters. The Allen property was purchased as an investment property, according to the source.

In February, he paid a record $165 million for David Geffen’s historic Beverly Hills mansion. The massive 10-acre estate includes a 13,600-square-foot Georgian-style main house, two guest houses, a nursery and three hothouses, a tennis court, a swimming pool, expansive terraces, and a nine-hole golf course. A notable feature of the main house is its antique wood flooring, imported from overseas and believed to be the very floor that Napoleon stood upon when he proposed to Empress Joséphine. Also in February, it was reported that Bezos spent $90 million on a 120-acre undeveloped plot of land that belonged to the late Microsoft cofounder Paul Allen, though the deal ended up falling through. Bezos scaled up his real estate portfolio with the purchase of Figure 2 Ranch just north of Van Horn, Texas.

Jeff Bezos's Net Worth

With a $163 billion fortune, according to the Bloomberg Billionaires Index, Bezos would instantly become Indian Creek’s richest inhabitant. The island has just about 40 residences, a country club and its own police department. Jeff Bezos is adding a waterfront mansion in Florida to his rapidly expanding real estate empire.

One of Bezos’ first homes he purchased following new-found success at the company was in Medina, Seattle. Their notable island neighbors include fellow billionaires Oprah Winfrey, Paul Thiel, and Oracle executive Larry Ellison, according to the Times. He spent $23 million on the property, which dates back to 1912 and has a spot on the National Register of Historic Places, The Washington Post reported. In 2004, Bezos purchased Corn Ranch, an 165,000-acre stretch of land outside of Van Horn, Texas. A 2022 Land Report named Bezos the country's 24th-largest landowner, with 420,000 acres to his name.

It's unclear who got what in terms of property (It's safe to say Mackenzie didn't get the Texas property), but she did walk away with approximately a quarter of Bezos' fortune, per Observer. Even with that chunk of change out of his pocket, it's appropriate to say Bezos still has plenty of cash to invest in future properties, if he so pleases. It's in the middle of nowhere, with nothing around it but Salt Lake beds, desert, and flat land for miles. It's encircled by huge hedges, walled off by a high gate, and is fully hidden from view from the street.

The stunning, 12,254-square-foot home near Sunset Boulevard reveals distressed wood plank floors, fresco walls, diamond-shaped windows and hand-carved doors. The home, with a brick and limestone exterior, also offers a stately dining room, elegant country-style kitchen, walk-in closets, balcony and covered patio with vaulted skylight. Bezos purchased the estate three years after becoming the sole owner of the Washington Post. Even by the elevated standards of Hawaii’s luxurious real estate, this oceanfront estate distinguishes itself with its isolation and remoteness. Either way, the 33-story, dual-tower structure was built in 1932 by Irwin Chanin, who was known for Broadway theater designs. The building, complete with Art Deco exterior and lobby, holds over 400 unique condominiums, according to StreetEasy.

Jeff Bezos Buys $68 Million Home on Florida’s Exclusive Indian Creek Island

The kitchen has exposed wooden ceiling beams and handpainted tiles, and there is even an attached apartment. The home, with a brick and limestone exterior, also offers a stately dining room, elegant country-style kitchen, walk-in wardrobes, balcony and covered patio with vaulted skylight. Bezos also bought the 445 sqm home across the street for $5m in January 2020 through the Capital Revocable Trust, which represents Bezos, the Washingtonian reported. Sanchez announced that she and Bezos would donate $100 million to help Maui after neighborhoods on the island were devastated by fires. In the weeks leading up to the purchase, Bezos made several donations to local organizations — including Hawaii Land Trust and Mālama Family Recovery Center, local news site Maui Now reported.

After his divorce, he broke California records when he purchased the Warner Estate in 2020.

The property features a gated semi-circular drive and a picturesque swimming pool set into a terrace shaded by mature trees. Bezos made a big move to Washington, DC, in late 2016, snapping up two sprawling mansions measuring a combined 27,000 square feet for $23 million. Located in the Kalorama neighborhood, Bezos’ neighbors include the Obamas, Ivanka Trump, and Jared Kushner. In 2018, Bezos was reportedly planning a $12 million renovation on the place, including the addition of a “garden room” to one of the two structures.

The Tudor and French country-style home also has a two-storey guesthouse that has hosted celebrities including Marilyn Monroe, according to the listing. In a record-shattering deal just before the coronavirus pandemic, Bezos purchased a $165m mansion from billionaire producer David Geffen. His 2019 apartment spree included the purchase of a three-storey, five-bedroom, five-and-a-half-bathroom penthouse and the two-unit floor beneath it, which he planned to combine into a single mega-condo totaling 1,580 sqm, according to Realtor. It’s the fifth time he bought an entire floor in the 24-story building — he already dropped $80m in June 2019 on the 21st, 22nd, 23rd and 24th floors. In June 2023 Bezos reportedly purchased a $104m (US$68m) home for him and his soon-to-be-bride Lauren Sanchez in Florida’s exclusive “Billionaire Bunker,” or Indian Creek Island.

The 9,400-square-foot manse is set on 3.25 acres and boasts 300 feet of coastline, a rooftop deck with a fireplace and a glass bridge that connects to a guest house. Geffen purchased the Warner Estate in 1990 for $47.5 million, a then-record price for a Los Angeles-area home, according to the Journal. The Chartwell property set a new all-time high for the state, the Los Angeles Times reported at the time. The 9.4-acre property sold by Geffen to Bezos — in a deal first reported by the Wall Street Journal — boasts a stately Hollywood pedigree all its own.

In 1990, 319 pieces of Warner's furniture, including many English antiques, Jack's silver Bentley and a portrait of his wife Ann by Salvador Dalí, were sold at auction by Christie's, according to a Chicago Tribune story, published just ahead of the event. While this home resumes its work, Bezos and his fiancée Lauren Sánchez are making moves in Florida, where Bezos announced he’d move last autumn to be closer to his parents. Blue Origin, his space exploration company, is also increasingly shifting to Cape Canaveral. The Daily Mail reports that Bezos, the third richest man on Earth with a net worth of nearly $194 billion, has added some glam final touches onto his megamansion in Beverly Hills, California. Click here to get the latest Victorian property market news delivered direct to your inbox.

It wasn’t immediately clear if he also has plans to tear down his latest eight-figure enclave. It boasts a pool, theater, library, a wine cellar, maids’ quarters, a sauna, and six garage spaces, according to the Zillow listing. A representative of Hilton & Hyland, the brokerage firm that represented the Chartwell Estate before the sale, did not respond to Business Insider's request for comment on Bezos's tour. Bezos and Sanchez's house-hunting was a hot topic among high-end Los Angeles real-estate brokers, The New York Post's Josh Kosman and Jennifer Gould Keil reported February 2. Though it's a far more modest home than any of Bezos' more recent residences, it's probably safe to say this house was key to building Bezos' billions — $197 billion to be precise.

It would be impossible for any developer to acquire and build a home on nine acres of usable land in the area today. On Tuesday, Bezos made his third purchase on the island known as the "billionaire bunker," Bloomberg reported. Bezos purchased the house from attorney Ronald Stasny for an unknown amount in 2004.

The Foundation lends their health policy and civic engagement expertise to the City’s PLACE Initiative. This is a general list of vehicles and supporting infrastructure in public rights-of-way. Alta has helped dozens of communities advance and build non-motorized barrier crossings by providing a unique blend of services that spans all project phases. Alta offers a unique blend of skills to produce effective and high-quality streetscape solutions, from concept to implementation.

Founded in 1996, Alta pioneered the field of active transportation, evolving their planning and design work into a visionary global practice that focuses on climate change mitigation, traffic safety, and the future of human-powered mobility. By utilizing health analyses, healthy community design and evidence-based health strategies can be integrated into community planning, transportation, and land use decision-making processes. In conjunction, equity analyses help understand where concentrations of historically vulnerable populations exist, populations that may rely more on walking, bicycling, and transit to complete most of their trips.

El Monte School District has been bestowed the Bronze Award from the Healthy Schools Program for leading the fight against childhood obesity and inactivity. The El Monte City School District’s contribution to the initiative is to promote the initiative to students and parents, provide social marketing strategies, and help identify location(s) and amenities for the physical project. There was tremendous demand for Alta’s important work, but the company’s employees were stretched thin and unable to take on all the projects they wanted to.
